Heavenly Neighborhood- South Lake Tahoe- California

The Heavenly Valley neighborhood of South Lake Tahoe is famous for The Heavenly Mountain Ski Resort and the spectacular views of Lake Tahoe and surrounding mountains that many homes, cabins and condos afford in the area.  Situated uphill from the South shores famous white sand beaches and apres ski hangouts, clubs and casinos at Stateline, the Heavenly Valley neighborhood has a large mix of homes, cabins and condos ranging in prices from economy to some of the most luxurious properties at Lake Tahoe.

The Heavenly Valley neighborhood has homes that are within a minute or so from the lifts, with many being within walking distance to the Heavenly Tram and Calfornia Base Lodge.  With two restaurants and bars within walking distance, The Himmel Haus and The Tahoe Seasons Resort, residents can have fun without the usual worries.  There are also numerous restaurants located in the Ski Run Blvd area, including the Blue Angel Cafe, Cafe Fiore, Apres Wine Bar and Nephelles.  The Ski Run Marina nearby has fishing charters, boat rentals, parasailing, The Riva Grill, and shopping.  If it’s clubbing and gambling you had in mind all of the world famous action at Stateline is only a few minutes by car or bicycle.  Alternative transportation options include the Blue-Go Shuttle, taxi’s, or in the summer, the Nifty Fifty Trolley.

The Heavenly neighborhood runs from Pioneer Trail on the north, the California and Nevada stateline on the east, Heavenly Mountain Resort and Monument Peak (elevation 10,067) on the south, and the Freel Peak to the west.  Lot sizes tend to be slightly larger than other neigbhorhoods ranging from about 10,000 sf on up.  Power line trail can also be accessed from the neighborhood for your mountain biking, hiking, or running enjoyment.  This is a pure outdoorsman’s, or woman’s, paradise.

Al Tahoe Neighborhood- South Lake Tahoe, CA

The Al Tahoe neighborhood is located between the shores of Lake Tahoe, Trout Creek/Cold Creek Meadow, and Lake Tahoe Blvd.  Recently Al Tahoe has had major improvements to El Dorado Beach, now also known as Lakeview Commons, with an outdoor amphitheatre, picnic tables, beach amenities, and Stand Up Paddle Board and kayak rentals.  Various events are held throughout the summer from live music to SUP races.  Reagan Beach is another lakefront area open to the public that has a large lawn area, playground, bathrooms, and sand volleyball. Almost all properties in the Al Tahoe neighborhood are within walking distance the Lake or Meadow. Al Tahoe is an eclectic neighborhood in that there is a huge mix of properties from single family to large apartment buildings to lakefront and meadowfront homes, which allows a huge variation in real estate pricing, quality and desirability.  The Plan Area Statement encompassing Al Tahoe typically allows for 2 or more units per parcel depending on the size of the lot, as well as single family homes.

Fallen Leaf Lake- South Lake Tahoe, CA

Fallen Leaf Lake is one of the beautiful alpine lakes near Lake Tahoe. It offers spectacular views of the lake and surrounding mountains that often reflect off the surface of the water creating a breathtaking back drop. The homes surrounding Fallen Leaf Lake range from small cozy cabins to large intricate estates—all of which have been designed in a custom fashion with a high degree of creative craftsmanship. Fallen Leaf Lake lies directly beneath Mt. Tallac—one of the Lake Tahoe Basins highest peaks, which results in fantastic mountainous views from anywhere in the Fallen Leaf neighborhood. Fallen Leaf Lake is boater friendly—making for a great way to enjoy a pull on a wakeboard or waterski, a morning out fishing, or just a gorgeous and serene boat ride.  There is a marina and general store at the back of the lake.  The Fallen Leaf area is far enough away from South Lake Tahoe to offer an extended version of peaceful serenity; however, it is still close enough to enjoy the many activities that make Lake Tahoe so notorious worldwide.

Montgomery Estates- South Lake Tahoe

As one of South Lake Tahoe’s most desired neighborhoods, Montgomery Estates is located in a very quiet area of town—making it easy to enjoy the inherent peace and serenity of the Sierra Nevada wilderness. The neighborhood is surrounded by meadows that encompass the Truckee River on one side, and Trout Creek on the other. The area provides access to countless mountain biking and hiking trails—with many backing up to Conservancy or U.S. National Forest. Lake Tahoe’s Montgomery Estates is accompanied by Sierra House Elementary School, which falls almost directly in the center of the neighborhood. This area tends to be very sought after by those individuals with young children looking for a permanent residence to raise their kids. Additionally, Montgomery Estates is home to a large local population—giving the area a safe and welcoming feeling. This South Lake Tahoe neighborhood is only a short distance from the middle of town—so its always convenient to access the lake or Heavenly Mountain.

Sierra Tract Neighborhood- South Lake Tahoe, CA

Sierra Tract neighborhood is in the center of town between Blue Lake Ave and River St with Sierra Blvd running directly through the center. This is one of South Lake Tahoe’s older neighborhoods with homes ranging from the early 1950’s up to 2014 builds. There is a mixture of both Single Family Residences(SFR) and Multi Family dwellings as well as commercial on Highway 50. There are a number of restaurants and shops within walking distance as well as a bus line and shuttle service to the ski resorts. Sierra Tract is flanked by meadow lands on two sides: Trout Creek Meadow on the Blue Lake Ave and Omalley Ave side which connects you to Lake Tahoe Community College and the Bijou community park,  and Barton meadow on the River St, Lindberg Ave and Beecher St side which allows access to the Truckee River, biking and hiking trails to cold creek, powerline and sawmill rd.  Situated between two of the main tributaries feeding Lake Tahoe, the Upper Truckee river and Trout Creek many properties on the “perimeter” of Sierra Tract lie directly on these streams lush and pristine meadows. Most homes in the Sierra Tract are within walking distance of these streams and meadows. Most properties lie on smaller parcels averaging 5,600 square feet however, some parcels on or near the meadow areas can surpass 1/4 acre or larger. The Sierra Tract neighborhood may be a great value when purchasing Lake Tahoe real estate by merit of being one of the most affordable neighborhoods in the entire Lake Tahoe basin.
