The City of South Lake Tahoe Vacation Rental Process

Understanding the Permit Process

The vacation rental permit is a regulatory measure designed to manage short-term rentals (STRs) in South Lake Tahoe. This permit ensures rentals meet specific standards to protect residents’ quality of life and preserve the environment. It applies to all properties rented for fewer than 30 consecutive days.

Tourist Core Zone vs. Home Sharing

Short-term rentals are only allowed in the Tourist Core Zone in South Lake Tahoe. However, there is an exemption for primary residences outside the Tourist Core Zone. If the property is a primary residence, the owner may rent it out for up to 30 days per year. The 30 days can be consecutive or nonconsecutive. However, the home share/hosted rental program has a different permit process for these properties.

The Application Process

1. Eligibility Check

Ensure your property meets basic requirements. Verify if it is in a zone that allows short-term rentals or qualifies for the home share program.

2. Application Form

Complete the application form with accurate property details. Use the application form available on this link.

3. Fees

South Lake Tahoe requires a nonrefundable application fee and an annual permit renewal fee. Be prepared for these expenses as part of your business costs.

4. Inspection

After applying, the city will inspect your property to ensure it meets health and safety standards.

5. Permit Issuance

Once your property passes inspection and you’ve paid all fees, the city will issue your vacation rental permit. Display this permit prominently to show compliance with local regulations.

Operational Guidelines

Having a permit is just the beginning. Follow these guidelines to remain compliant:

  • Occupancy Limits: Adhere to the city’s maximum occupancy limits. Exceeding limits can result in fines and the possible revocation of your permit.
  • Noise Control: Implement rules to minimize noise, especially during nighttime, as South Lake Tahoe enforces strict noise ordinances.
  • Parking: Ensure your property provides adequate parking and inform guests about designated parking areas.
  • Trash Disposal: Provide clear instructions to guests on proper trash disposal.

Penalties for Non-Compliance

Failure to comply with the city’s regulations can result in hefty fines, legal action, and the loss of your permit. To stay informed about any changes in the requirements, regularly review local laws and updates.
