The latest market data, reflecting June 2026 sales activity, shows that the Lake Tahoe real estate market continues to demonstrate resilience, though conditions vary across the basin. While luxury markets remain strong and demand persists in many areas, buyers are becoming more selective, creating a healthier balance between supply and demand.
Key Trends Across the Basin
Across much of the Tahoe Basin, home values continue to hold steady or appreciate. South Lake Tahoe posted an 8% increase in median sales price, while East Shore saw an impressive 39% year-over-year gain and Incline Village & Crystal Bay experienced a 24% increase. North Lake Tahoe and Truckee was the only region to see a slight decline in median price (2%), which, combined with faster sales and increased transaction volume, suggests a stable market rather than weakening demand.
Marketing times tell a mixed story. Buyers in South Lake Tahoe and East Shore are taking longer to make purchasing decisions, resulting in longer average days on market. Conversely, North Lake Tahoe & Truckee homes sold slightly faster than last year, while Incline Village & Crystal Bay experienced one of the strongest performances in the basin, with homes selling 25 days faster than a year ago.
Sales activity also varied by region. North Lake Tahoe & Truckee and Incline Village & Crystal Bay both recorded increases in the number of homes sold, signaling continued buyer confidence.
