South Lake Tahoe Real Estate Market Report- August 2026

✔️ Median Sales Price: $670,000 — down 1%
✔️ Average Days on Market: 79 days — 13 days longer
✔️ Properties Sold: 55 — up 30%
 
Trend: The South Lake Tahoe market is showing stability with significantly stronger transaction activity. Prices have essentially held steady, while the increase in sales indicates buyers are actively purchasing—even if they are taking more time to make decisions.
 
For sellers, longer market times make accurate pricing, preparation, and standout marketing increasingly important. The good news is that demand is still there for homes that are positioned correctly.

The latest data, reflecting July 2026 sales activity, paints a picture of a Tahoe Basin market that remains active and resilient, but increasingly nuanced from one community to the next.
