South Lake Tahoe November 2025 Real Estate Updates

As the autumn leaves drift toward the lake and the crisp air signals winter’s approach, we’re at an ideal moment to pause and reflect on the real-estate landscape in the south basin of South Lake Tahoe. Whether you’re watching the market, thinking about making a move, or simply planning for the coming year, here’s what’s happening—and why it matters for luxury buyers and sellers.


Market Snapshot – October 2025

  • Median Sales Price: $750,000 — down 9% from the peak in recent months, yet up 1% compared to this time last year.

  • Average Days on Market (DOM): 82 days — which is 18 days fewer than a year ago.

What this tells us:
While there’s been a modest pull-back in pricing from the summer high, the pace of transactions is improving (fewer days on the market). This suggests there remains strong underlying buyer interest—even as we transition out of the busy season.
For sellers, the softened price gives some room for negotiation—but you’ll still find yourself in a market where well-presented, well-priced luxury homes are being considered more quickly. For buyers, the shorter DOM means you won’t have weeks of inactivity; good homes are still being snapped up intelligently.

Strategic vantage point:
Think of November as a “sweet spot” in Tahoe: not the frenetic summer rush, but still far from the ski-season freeze. Serious buyers want to close pre-snow; sellers who list now can capture attention without the full competition of spring. In short—balanced conditions are emerging.

The colors linger around Hope Valley and Emerald Bay—still crisp, still beautiful, still under-the-radar for many visitors. November brings crisp air, light crowds, and golden meadows. Trails are usually still accessible at lower elevations.
